Want your own flat but have a budget of about ₹50 lakh? Virar is one of the few places in the Mumbai region where that is still possible in a new project. But Virar is big. Prices, roads and daily life change a lot from one pocket to the next.
This guide covers the main areas where buyers usually find new flats under ₹50 lakh, what the public price data says, and what to check before you pay a booking amount.
Important: all prices below are indicative, as of October 2026. They come from public property portals (sources at the end). Portals use different methods, and actual project prices can be higher or lower. Always confirm the latest price sheet with the developer.
What does ₹50 lakh buy in Virar today?
Here is what the public portals show for Virar right now:
- Housing.com shows an average of about ₹6,400 per sq ft for apartments in Virar West (July–September 2026 data).
- Square Yards shows an average asking price of about ₹8,400 per sq ft for Virar overall. Virar West is about ₹8,500 and Virar East about ₹7,800 (September 2026).
Why are the two numbers so different? Each portal works out “per sq ft” in its own way (carpet area, built-up area, or a mix) and uses different listings. So use these numbers only to compare areas. They are not the price you will actually pay.
What this means for your budget: in most new Virar projects, 1 BHK flats fit comfortably under ₹50 lakh. Compact 2 BHK flats under ₹50 lakh are possible in some pockets, but they are harder to find. For example, 1 BHK listings in Virar West on Housing.com in October 2026 were priced between about ₹33 lakh and ₹46 lakh.
Best areas in Virar for flats under ₹50 lakh
The figures below are Housing.com locality averages for Virar West (October 2026). Treat them as a guide only. You can also browse our current flats in Virar West.
1. Bolinj (Virar West)
Bolinj is one of the most active pockets for new projects in Virar West. Housing.com shows an average of about ₹7,280 per sq ft. You get a wide choice of 1 BHK units in gated projects. Check how far your building is from the station and the main road, because this changes a lot within Bolinj.
2. Global City / Avenue D (Virar West)
This large township area is popular with first-time buyers. Housing.com shows the Avenue D pocket at an average of about ₹6,110 per sq ft, one of the lower averages in Virar West. Before you book, ask for the exact monthly maintenance charge in writing, as it varies from project to project.
3. Y K Nagar and Gokul Township (Virar West)
These are older, settled areas with schools, shops and local markets already in place. Housing.com averages are about ₹7,440 per sq ft (Y K Nagar) and ₹7,410 per sq ft (Gokul Township). New projects here are often smaller buildings, so the choice is narrower, but daily life is easy from day one.
4. Dongarpada and Agashi (Virar West)
These pockets show lower averages on Housing.com: about ₹6,470 per sq ft (Dongarpada) and ₹6,230 per sq ft (Agashi). They can stretch your budget further, sometimes enough for a compact 2 BHK. Do check the daily commute to Virar station at peak hours before you decide. Dongarpada is also listed as the last station of the planned Metro Line 13 from Bhayandar to Virar. That metro is approved but not built yet, so do not pay extra for it today.
5. Virar East
Virar East is usually cheaper than Virar West. Square Yards shows ready-to-move homes in Virar East at an average of about ₹6,600 per sq ft, compared with about ₹7,350 for under-construction projects (September 2026). If you want the most space for your money, Virar East is worth a look. Check the roads, water supply and how far the building is from the station.
Ready-to-move or under-construction?
Under ₹50 lakh, you will find both. Each has clear pros and cons:
- Ready-to-move: you see exactly what you buy and can move in soon. You save on rent while you wait. See our ready-to-move flats.
- Under-construction: you often get more choice of floor and layout, and payments are spread over time. The risk is delay. Always check the MahaRERA completion date. See our under-construction flats.
Budget for more than the flat price
A ₹45 lakh flat does not cost only ₹45 lakh. Add stamp duty, the registration fee, GST (for under-construction flats), society formation charges, maintenance deposits and parking, if any. These add-ons can push you over your limit. Read our guide on hidden charges in a new flat before you fix your budget, and ask the developer for a full “all-inclusive” cost sheet in writing.
A quick checklist before you book
- Check that the project is registered on the official MahaRERA website. Match the registration number on the brochure or QR code.
- Confirm the carpet area in writing. RERA agreements use carpet area.
- Check the proposed completion date on MahaRERA, not just in the sales brochure.
- Visit the site at peak hours to check the commute and the road.
- Ask about the water source and parking.
- Get your home loan eligibility checked before you pay a booking amount.
