Dahisar vs Mira Road: Which Is Better for Your First Home?

Dahisar and Mira Road sit right next to each other. One is the last suburb of Mumbai. The other is the first big town after it. Many first-time buyers look at both and ask the same question: which one should I choose?

The answer depends on your budget, your daily travel, and how you feel about the total cost of buying. This guide explains the real differences in simple words, so you can decide with confidence.

Quick answer

If you want a Mumbai (BMC) address and lower stamp duty, and your budget is above about ₹1 crore, look at Dahisar. If you want more choice of projects, a lower starting price, and you are fine with a Thane district address, look at Mira Road. Both are now linked by Metro Line 9, so the travel gap between them is smaller than before.

Where exactly are Dahisar and Mira Road?

Dahisar is the northernmost suburb of Mumbai. It is part of the Mumbai Suburban district and is run by the Brihanmumbai Municipal Corporation (BMC). Borivali is to its south, and Mira Road is just to its north.

Mira Road is part of Mira-Bhayandar. It falls in Thane district and is run by the Mira-Bhayandar Municipal Corporation (MBMC). So although Mira Road is only a few minutes from Dahisar, it is legally outside Mumbai city limits.

This one difference – Mumbai district versus Thane district – changes your stamp duty, your civic body, and sometimes how buyers see resale value. Let us look at each point.

Stamp duty: the hidden difference

Most buyers compare only the flat price. But stamp duty is paid on top of the price, and it is different in these two areas.

  • Dahisar (Mumbai): 6% for men, 5% for women.
  • Mira Road (Thane district): 7% for men, 6% for women.

That is a difference of 1% of the property value. Here is a simple example:

Agreement valueDahisar (man buyer, 6%)Mira Road (man buyer, 7%)Difference
₹1 crore₹6,00,000₹7,00,000₹1,00,000

This is only stamp duty. Registration charges are extra. Read our full guide on stamp duty and registration charges in Maharashtra before you plan your budget.

Tip: If a woman in the family is the buyer (or a co-buyer, as allowed by the rules), the rate is 1% lower in both areas. Check the exact conditions with your lawyer before you register.

Metro and train connectivity

Metro Line 9 changed the picture

For years, Mira Road buyers waited for the metro. In April 2026, Phase 1 of Metro Line 9 opened to the public. It runs from Dahisar East to Kashigaon, with four stations: Dahisar East, Pandurang Wadi, Miragaon and Kashigaon.

At Dahisar East, Line 9 connects with Line 2A. Trains also run through from Line 7, so you can travel from the Western Express Highway side into Mira Road without changing trains. Phase 2, from Kashigaon to Subhash Chandra Bose Stadium in Bhayandar, was not yet open as of October 2026. MMRDA ran signalling and integration trials for it in September 2026, and news reports in October 2026 said the stretch is expected to be ready in December, after which it needs a safety inspection and clearance before passengers can use it.

What this means for you

  • Dahisar is a metro junction. It already has Line 7 and Line 2A, and now Line 9 starts here too.
  • Mira Road now has a direct metro link to Dahisar and the Mumbai metro network. If your project is near a Line 9 station, your daily travel can become easier.
  • Both areas are on the Western Railway suburban line. For many people, the local train is still the main way to reach work.

Before you buy, check how far your project is from the nearest metro or railway station. Walk or drive the route at peak hours, not only on a weekend.

Budget and choice of projects

Dahisar: fewer projects, higher entry price

On our Dahisar properties page, homes are listed on BestHouz from ₹1.24 crore (prices change, confirm with us). That starting price is for a 2 BHK at Dynamix Avanya. Most of the projects we list are in Dahisar East.

With only a handful of new projects listed at any time, you may have fewer choices of size, floor and possession date in Dahisar. It helps to keep a second area in mind as a backup.

Mira Road: more choice, wider budget range

On our Mira Road properties page, we list 27 projects. Most are under construction, and a few are ready to move. 1 BHK homes are listed on BestHouz from ₹60 lakh, and 2 BHK homes from ₹85 lakh (prices change, confirm with us).

If your budget is under ₹1 crore, Mira Road will usually give you more options. See our list of flats under ₹1 crore for current choices.

Who should choose Dahisar?

  • You want a Mumbai (BMC) address.
  • Your budget is above about ₹1 crore for a 2 BHK.
  • You want lower stamp duty (6% for men, 5% for women).
  • You travel towards Borivali, Kandivali or the Western Express Highway side, and value the metro junction.
  • You are fine with fewer project options.

Who should choose Mira Road?

  • You want more projects to compare, at different budgets.
  • You want a 1 BHK or 2 BHK under about ₹1 crore.
  • You are fine paying 1% more in stamp duty.
  • Your project is close to a Line 9 station or Mira Road railway station.
  • You want to compare carpet area for your budget across many projects. Ask us for a side-by-side sheet before you decide.

Checks to do in both areas

Whichever area you pick, the safety checks are the same.

  1. Check MahaRERA registration. Every under-construction project must be registered. Learn how in our guide on how to check MahaRERA registration.
  2. Compare carpet area, not just price. Two flats at the same price can have very different usable space.
  3. Ask for the full cost sheet. Add stamp duty, registration, GST (for under-construction flats), parking and society charges. Our guide to hidden charges in a new flat lists what to ask.
  4. Check the possession date written in the agreement and on MahaRERA.
  5. Visit at peak hours to see real traffic, station crowd and water-logging risk during the monsoon.

Our honest view

There is no single “better” area. Dahisar gives you a Mumbai address, a metro junction and lower stamp duty, but at a higher entry price and with fewer options. Mira Road gives you more choice and a lower starting price, and Metro Line 9 has made it better connected than before.

Start with your budget and your daily route. Then shortlist two or three projects in each area and compare the full cost, not just the price per square foot.
