Naigaon is one of the stations many people pass on the Western line without stopping. But more and more first-time buyers are now asking: is Naigaon a good place to buy a flat?
The honest answer is: it can be, if it fits your budget and your daily travel. This guide explains where Naigaon is, what kind of homes you can find there, the costs to plan for, and the checks to do before you book.
Where is Naigaon?
Naigaon is in Vasai taluka, in Palghar district. It comes under the Vasai-Virar City Municipal Corporation (VVCMC).
Naigaon railway station is on the Western Railway suburban line, between Bhayandar and Vasai Road. When you travel north from Bhayandar, Naigaon is the first stop after crossing the Vasai creek. The station has been in use since 1956.
The town has two sides, Naigaon East and Naigaon West. Most of the new projects we currently list are in Naigaon East.
Why buyers look at Naigaon
- Budget. Naigaon is one of the more affordable stops on this stretch. 1 BHK homes are listed on BestHouz from ₹35 lakh (prices change, confirm with us).
- Close to Mira-Bhayandar. It is just one stop after Bhayandar, so it is closer to Mumbai than Vasai Road, Nallasopara or Virar.
- Both ready and under-construction homes. You can choose to move in now or book in a new project.
- New buildings. Buying in a new project means a new building. Amenities differ from project to project, so ask us for the amenity list of each project you shortlist.

*Starting prices as listed on BestHouz in October 2026 (prices change, confirm with us). Status is as listed on our pages. Always check the possession date on MahaRERA, and call us for the latest price sheet.
Notice the possession timing. Some projects are ready now, while Seasons shows a proposed completion date in 2033 on MahaRERA. That is a big difference. If you need a home soon, the ready-to-move projects may suit you better. Read our guide on under-construction flats and ready-to-move flats to compare.
What will it really cost?
The flat price is only the start. Add these costs to your budget:
Stamp duty
Naigaon is in Palghar district. Here, stamp duty is 7% for men and 6% for women. For example, on a flat with an agreement value of ₹40 lakh, stamp duty would be ₹2,80,000 for a man buyer and ₹2,40,000 for a woman buyer. Registration charges are extra. See our full guide on stamp duty and registration charges in Maharashtra.
GST (only for under-construction flats)
Under-construction flats attract GST. Many smaller flats in Naigaon may fall under the “affordable” category, where GST is 1%. In the Mumbai Metropolitan Region, that means carpet area up to 60 square metres and value up to ₹45 lakh. Above that, GST is 5%. Ready-to-move flats sold after the completion certificate or OC have no GST. Whether a flat counts as affordable depends on its exact carpet area and value, so check the GST line in each cost sheet.
Other charges
Ask about parking, society formation, maintenance deposit, legal and other charges. Our guide to hidden charges in a new flat has a full list of what to ask.
Naigaon East vs Naigaon West
Buyers often ask which side is better. There is no single answer. It depends on which side your project is, how far it is from the station, and how you will reach the station every day.
Since most new projects we list are in Naigaon East, that is where you will find more choice right now. Whichever side you choose, check:
- The time to walk, take an auto or drive to the station at peak hours.
- Road quality and street lighting on your daily route.
- Nearby shops, schools, clinics and hospitals.
Naigaon vs Vasai: how do they compare?
Naigaon and Vasai are neighbours. Both are in Vasai taluka, Palghar district, and both are under VVCMC. So the stamp duty is the same (7% for men, 6% for women).
The main difference is distance. Naigaon is one stop closer to Mumbai than Vasai Road. Many buyers compare the two based on budget, travel time and the specific project. If you are also looking further north, read our guide on Vasai vs Nallasopara for first-time buyers.
Things to check before you buy in Naigaon
Naigaon is still growing. That brings opportunity, but it also means you should check a few things carefully.
- MahaRERA registration. Every under-construction project must be registered. Learn how to check MahaRERA registration.
- Possession date. Compare the date in the agreement with the date on MahaRERA.
- OC for ready flats. Ask to see the Occupation Certificate.
- Water supply. Ask the builder and current residents about the water source and supply hours.
- Monsoon. Visit or ask about water-logging on the approach road during heavy rain.
- Daily travel. Do a trial trip from the project to your workplace at peak hours.
- Carpet area. Compare carpet area, not just the price.
How to shortlist a flat in Naigaon, step by step
- Fix your total budget. Include your down payment, stamp duty, registration, GST (if under construction) and other charges, not just the flat price.
- Decide your move-in date. If you need to move within a few months, focus on ready-to-move projects. If you can wait, under-construction projects give more choice.
- Pick two or three projects. Compare them on carpet area, floor, possession date and total cost.
- Visit on a weekday. See the area, the road and the station during normal working hours.
- Check the papers. MahaRERA registration for under-construction projects, OC for ready ones, and the draft agreement for both.
- Talk to your bank early. Ask whether they fund the project and how the loan will be released.
So, is Naigaon a good place to buy a flat?
Naigaon can be a good choice for first-time buyers who:
- Have a budget that fits Naigaon East listings, where homes are listed on BestHouz from ₹35 lakh (prices change, confirm with us).
- Want to stay close to Mira-Bhayandar but cannot stretch to Mira Road prices.
- Are fine with a Palghar district address and VVCMC civic services.
- Have checked their daily commute and are comfortable with it.
It may not suit you if you need a very short commute into central Mumbai, or if you want a fully developed neighbourhood with everything at walking distance right now.
The best way to decide is to visit two or three projects, check the full cost, and do the daily travel once yourself.
