Mira Road or Virar: which suits you?
Mira Road and Virar both offer new flats on the Western line, and many families shortlist both. They are quite different in budget, choice and timelines. This guide compares them using the projects listed on BestHouz as of Oct 2026, so you can see real numbers rather than general claims.

Location and connectivity
Mira Road is part of the Mira-Bhayandar Municipal Corporation, just north of Dahisar where Mumbai’s city limits end. Mira Road station on the Western line sits between Dahisar and Bhayandar. Mira Road East is linked to Mumbai by the Western Express Highway, and Metro Line 9 is being built to connect Dahisar with Mira-Bhayandar.
Virar is further north, beyond the Vasai creek, and comes under the Vasai-Virar City Municipal Corporation. Virar station on the Western line is a starting point for many suburban locals, which many daily commuters value. Virar is further from Mumbai’s business districts than Mira Road, so daily travel takes longer.

Budget: the biggest difference
Projects listed on BestHouz in Mira Road range from about ₹63 lakh to ₹4.18 crore, while projects listed in Virar range from about ₹24 lakh to ₹3.30 crore (as of Oct 2026).
In practical terms, the lowest listed 2 BHK in Virar (₹47 lakh at AV Greenairy) costs less than the lowest listed 1 BHK in Mira Road (₹63 lakh at Prithvi Pride). If your budget is under ₹60 lakh, Virar gives you far more options. If your budget is ₹75 lakh to ₹1 crore, Mira Road opens up, with 14 projects starting in that band.
Choice of projects
Mira Road has the larger selection on BestHouz: 27 projects, mostly 1 and 2 BHK in tall towers, with some 3 and 4 BHK options at projects such as JP Infra The Palace and Srishti Namaah.
Virar has 16 listings. Alongside 1, 2 and 3 BHK flats, it offers larger formats at lower prices than Mira Road, such as a 1,500 sq ft 4 BHK at Cosmos Serenity listed at ₹1.43 crore, plus two bungalow projects.
Timelines: ready or under construction
If you need to move in soon, Mira Road has two ready-to-move listings: ANA Avant Garde and Prithvi Pride. None of the Virar listings is currently marked ready to move. In Virar, the earliest listed possession is Dec 2026 at Agarwal Skyrise Virar.
For any under-construction project, check the completion date registered on the MahaRERA website, not just the date in the brochure.
Space for your money
Listed 1 BHK carpet areas are similar in both areas, but the price gap is large. For example, Shripal Supreme Virar lists a 415 sq ft 1 BHK at ₹39 lakh, while Prithvi Pride in Mira Road lists a 467 sq ft 1 BHK at ₹63 lakh. Always compare price against RERA carpet area.

Mira Road may suit you if
- You commute daily towards Mumbai and want a shorter journey.
- Your budget is ₹63 lakh or more for a 1 BHK, or ₹85 lakh or more for a 2 BHK.
- You want a ready-to-move option or a wide choice of projects.
Virar may suit you if
- You want a new home under ₹50 lakh, or a 2 BHK under ₹70 lakh.
- You value starting your train journey at Virar station.
- You want a larger flat or a bungalow for your budget.
